All guidesEverything you need to know about buying property in Phuket
Short answers to the questions buyers ask most. The guides go into detail.
Can a foreigner buy a condo in Phuket?
Yes, as freehold, as long as foreign ownership in the building stays within the 49% quota. The money has to come from abroad; the bank issues an FET form for registration.
Guide for foreign buyersWhat about a villa or land?
Land cannot be owned directly. Villas are bought on a registered 30-year lease with renewal (leasehold) or through a Thai company; the second route carries legal risks.
Freehold and leaseholdHow much does property in Phuket cost?
The median property for sale costs ฿13.7M. Apartments under ฿5M exist but are few: 87 of 564 in our database. Bang Tao and Layan have the highest price per m², the east of the island the lowest.
Prices by areaWhat costs come on top of the price?
Registration carries a 2% transfer fee on the appraised value, plus the seller’s taxes. The contract sets who pays what. The building’s sinking fund and annual service charge are separate.
Taxes and costsDoes buying property give residency?
Not on its own. Buyers usually choose Thailand Privilege or the LTR visa; for LTR, property investment counts from $250,000–500,000 depending on the category.
Visa guideCan I get a mortgage?
Thai banks rarely lend to non-residents. Buyers use developer payment plans until completion or a loan from a bank at home.
Developer payment plansHow much can I earn from renting it out?
It depends on the area, the format and the management company. Check any guaranteed return from a developer: it is often built into the price.
Market dataHow do I avoid choosing the wrong condo?
Look at the developer’s record, the price per m² against the area and real construction progress. We check all of this for your condo for free.
